Painting the valley’s hottest-exposure master plan
Mountain's Edge is a 3,500-acre master-planned community in Enterprise, on the southwest edge of the Las Vegas Valley in the 89178 and 89179 ZIPs. Focus Property Group broke ground in February 2004 with a plan for roughly 14,500 homes across more than 20 neighborhoods, and by the end of 2025 about 12,500 of those were built. It was the top-selling master-planned community in the United States two years running, and it's stayed in the national top ten since.
Two things make repainting out here its own problem. First, there is no single HOA. Mountain's Edge is a patchwork of neighborhood associations, most with their own approved exterior color schedule — so "the Mountain's Edge colors" isn't a real list, and a scheme approved three streets over may be rejected on yours. Second, the exposure. Homes here sit high on the valley's southwest rim with almost no mature tree canopy, and west and southwest elevations take direct afternoon sun year-round. That's why so many houses here fail on one wall while the other three still look fine.
