Painting Cadence — the valley's newest master plan, and why new homes still need painters

Cadence is a 2,200-acre master-planned community on the eastern edge of Henderson, in the 89011 and 89015 ZIPs. Developed by The LandWell Company since 2014, it is planned for roughly 12,000 to 13,000 homes across around 39 neighborhoods when it finishes building out, and it is currently somewhere around halfway there by lot count. Eight or more national builders are active here — Pulte, Lennar, KB Home, Toll Brothers, Tri Pointe, Taylor Morrison, Richmond American and D.R. Horton among them — with pricing that runs from roughly $370,000 into the low seven figures.

That makes Cadence the opposite of most of our service areas. There is no thirty-year-old stucco here. The homes are new, the landscaping is young, and the paint is whatever the builder rolled on before you got the keys. Which raises the obvious question: why would a Cadence homeowner need a painter at all?

Three reasons, and every one of them shows up on our schedule constantly. First, builder-grade paint is not what most people assume it is. Second, the interior of a new build is a blank production finish that almost nobody actually wants to live with long-term. And third, Cadence still has design guidelines, so the moment you want to change anything outside, there is a process.

The truth about builder paint on a new Cadence home

Production builders paint to a budget and a schedule, and that is not a criticism — it is simply how the model works. What it means for you is fairly predictable. Interiors typically go on as a single sprayed coat of a flat, low-sheen builder-grade product in one color throughout, applied fast, often before flooring and fixtures are finished. It covers, it photographs well, and it is thin. It marks when you slide furniture against it, it burnishes where you wipe it, and it very rarely touches up cleanly because the original batch is long gone.

Exteriors get a better product than interiors, but the coating is still specified to hit a price point across hundreds of houses. In the Henderson sun, on an east-valley lot with very little mature shade, a builder exterior commonly starts showing fade and chalking on the south and west elevations somewhere around year five to eight — well before anyone expects it, because the house still feels new.

None of that means your builder did anything wrong. It means the paint on a new home is a starting point, not a twenty-year finish. Understanding that early saves Cadence owners money, because addressing it on your schedule is far cheaper than reacting to it after the surface has already chalked.

Cadence neighborhoods we work in

Cadence is organised into villages rather than one uniform tract, and each has its own character, builder mix and price point. We work throughout the master plan, including established neighborhoods such as the Village of Apex, Stonebrook and Heritage at Cadence, as well as the newer phases still under active construction. If your village is in a section that started delivering in the last two years, you are likely still inside your builder warranty — worth checking before you commission any exterior work, and we will tell you so rather than quote around it.

Design guidelines still apply, even on a new home

A common misconception among new-build owners is that because the community is new, the rules are loose. The opposite is usually true. Master plans in their build-out phase tend to enforce design guidelines tightly, because the developer is still selling homes and protecting the streetscape is protecting their inventory.

In practice that means exterior changes — body color, trim, front door, shutters, exterior accents — generally need written approval before work begins, and your approved options may be tied to the original scheme your elevation was built with. Interior work is your own business and needs no approval at all.

We confirm what applies to your address before quoting exterior colors, prepare the submittal if one is required, and schedule around the review window. If your project is purely interior, we tell you that plainly and skip the paperwork entirely rather than manufacturing a step to look thorough.

  • We confirm whether your exterior project needs approval at all
  • We check whether you are still inside the builder warranty window first
  • We prepare and file any required submittal on your behalf
  • Interior projects proceed immediately — no approval needed
  • Approved colors and sheens are written into your quote

How we paint a new home differently

Painting over a new builder finish is not the same job as repainting a thirty-year-old house, and pretending otherwise produces bad results. The substrate is sound, so there is far less repair. But there are traps specific to new construction.

Drywall in a new home is still settling. Nail pops, seam cracking and small stress fractures around door and window corners show up in the first two years and need to be properly cut, filled and re-textured before painting rather than smeared over. Builder texture also has to be matched precisely or every patch reads as a shadow under Henderson's hard light. And a single thin builder coat often needs a bonding primer before a new color goes on, particularly when going darker.

What drives the price on a Cadence job

FactorWhy it changes the price
Interior or exteriorCompletely different scopes. Interiors are priced by room count, ceiling height and trim; exteriors by wall area and elevation.
Square footage & ceiling heightTwo-story great rooms and high entries need staging and add real labor even in a new home.
Color change severityGoing dramatically darker over a thin builder coat can need a bonding primer plus two coats for full hide.
Drywall settlement repairNail pops, seam cracks and texture matching in the first years after build-out add prep hours.
Number of colorsAccent walls, trim in a different sheen, and separate ceiling colors each add cut-in time.
Cabinet scopeRefinishing kitchen and bath cabinets is priced by door and drawer count, not square footage.
Occupied vs. emptyAn empty home before move-in is faster and cheaper to paint than one full of furniture.
Exterior product gradeHigher-grade UV-stable coatings cost more per gallon but are the right call on unshaded east-Henderson lots.

Every quote is free, fixed, in writing and carries no obligation. If your builder should be covering something under warranty, we will tell you — we would rather you spend nothing than pay us for work someone else owes you.

FAQ

Cadence painting FAQs

My Cadence home is brand new. Why would I need it painted?
Because builder paint is a starting point, not a finish. Interiors are typically one thin sprayed coat of flat builder-grade product in a single color, which marks easily and rarely touches up cleanly. Most owners repaint interiors within the first couple of years for color alone, and exteriors commonly need their first refresh around year five to eight.
Do I need approval to paint my Cadence house?
For interior work, no — that is entirely your own business and we can start right away. For exterior changes such as body color, trim, front door or shutters, design guidelines generally apply and written approval is normally required before work begins. We confirm what applies to your address and handle any submittal.
Is my paint still covered by the builder warranty?
It might be, and we check before quoting. Builders typically cover paint and drywall defects for a limited period after closing. If what you are seeing is something your builder owes you, we will tell you so rather than quote around it.
Why does my new home have cracks in the drywall already?
New homes settle. Nail pops, seam cracking and small stress fractures around door and window corners are normal in the first two years. They need to be cut out, filled and texture-matched to the builder finish before painting, not smeared over, or they telegraph straight back through.
Can you match the builder texture?
Yes, and it matters more than people expect. Henderson light is hard and unforgiving, so a patch that is not texture-matched reads as a shadow on the wall. We match the existing knockdown or orange peel before priming.
How much does it cost to paint a house in Cadence?
It depends on whether the job is interior or exterior, square footage, ceiling heights, how dramatic the color change is, and how much drywall settlement repair is needed. We inspect the actual home and give you a fixed written price within 24 hours, free and with no obligation.
Can you refinish my builder-grade cabinets?
Yes, and it is one of the highest-return projects in a new home. Refinishing gives you a custom-looking kitchen in days without demolition, at a fraction of replacement cost. Cabinet work is priced by door and drawer count rather than square footage.
Should I paint before or after I move in?
Before, if you can. An empty home is faster, cheaper and cleaner to paint than one full of furniture, and there is no masking of belongings or living around wet walls. If you have already moved in, we work room by room so you always have usable space.
How long will the job take?
A full interior repaint on a typical Cadence home runs about three to five working days. Cabinet refinishing generally runs three to five days. A first exterior refresh runs about three to five days on a single-story and five to eight on a two-story.
Are you licensed and insured?
Yes, fully licensed, insured, Google Verified and family-owned in Las Vegas since 2011. Current license and insurance certificates are available on request.
