Desert Shores is a 682-acre lakeside master-planned community in northwest Las Vegas, in the 89128 ZIP off Buffalo Drive between Lake Mead Boulevard and Cheyenne Avenue. What makes it unlike anywhere else in the valley is the water: four man-made lakes covering roughly 100 acres in total, with a private beach-style lagoon and sandy shoreline reserved for association members. It is the only community in Las Vegas where a meaningful share of homes have genuine lake frontage, docks, and paddle access from the back yard.
The four lakes are Lake Jacqueline, Lake Sarah, Lake Maddison and Lake Lindsey. Jacqueline is the largest at about 24.8 acres; the other three run roughly 12 acres each. They were named after the four oldest granddaughters of the community's founder — a small detail, but one every long-time resident here knows. The lakes are ringed by walking paths, and the community also holds a playground, a basketball court and a micro park at Regatta and Mariner.

The Desert Shores approval process, and why it trips people up
Every property in Desert Shores belongs to the Desert Shores Community Association, the self-managed master association with its office on Regatta Drive. The master association is made up of common elements, a set of sub-associations, and commercial property. Those common elements — the lakes, the lagoon, the parks and the trail system — are maintained at the master level, which is part of what you are paying for.
The wrinkle is the sub-associations. Desert Shores is not one uniform tract; it is a collection of neighborhoods and gated pockets, several of which have their own governing documents, their own dues and their own architectural standards on top of the master rules. The Racquet Club neighborhood, for example, operates its own homeowners association. So the answer to "what colors can I paint my house" genuinely depends on which street you live on, and a scheme approved two neighborhoods over may not be available to you at all.
In practice, an exterior repaint in Desert Shores normally needs a written architectural application approved before any work starts, specifying body, trim, accent and often garage and entry door colors. Committees meet on a schedule, so plan on a few weeks between submitting and hearing back. Homeowners who skip the step end up with violation letters, hearings, and occasionally an order to repaint at their own expense.

Why lakefront homes here need a different coating spec
If your house backs onto one of the four lakes, your exterior works harder than a house three streets inland. Shoreline air carries more moisture, and that moisture cycles every day — damp overnight, baked off by mid-morning. That expansion and contraction is exactly what opens hairline checking in an aging stucco film. Add ultraviolet light bouncing off roughly a hundred acres of open water and your lake-facing elevation fades and chalks measurably faster than the street side of the same house.
Then there is organic growth. Between lake humidity, sprinkler mist and shade from forty-year-old landscaping, north-facing walls in Desert Shores often never dry out completely. That is ideal territory for mildew and algae staining on stucco. Painting straight over that growth without killing it first is the single most common reason a Desert Shores repaint looks tired again inside of two years — the growth keeps feeding underneath the new film and pushes it off the wall.
So we spec by elevation. Lake-facing and shaded north walls get a mildewcide-containing 100% acrylic, and any organic growth is treated and neutralised before primer touches the surface. Sun-punished south and west elevations get the higher-grade UV-stable product. Docks, railings and any exterior metal near the water get degreased, rust-treated and primed direct-to-metal, because salt-free or not, constant humidity finds bare steel fast.
Thirty-year-old stucco needs prep, not just a fresh coat
Most Desert Shores homes were built between roughly 1988 and the late 1990s. Stucco of that age has moved. We routinely find hairline cracking at window and door corners, settlement cracks near the foundation line, failed and hardened caulk joints, and areas where a previous repaint was rolled straight over chalking paint and is now coming off in sheets. None of that is fixed by paint. Paint applied over it fails faster than what was underneath.
A repaint that actually lasts on a home of this vintage is about seventy percent preparation:
