Estate-grade painting for Seven Hills — approved before we ever open a can.
Seven Hills homes answer to a master association and, in the guard-gated enclaves, a sub-association on top of it. We confirm your approved palette, prepare the architectural submittal, and finish with desert-grade coatings backed by a written 5-year warranty.

Painting Seven Hills — hillside estates with an approval process to match
Seven Hills is a roughly 1,300-acre master-planned hillside community in Henderson, terraced into the foothills of the McCullough Range at the southern edge of the valley. It holds more than 25 distinct neighborhoods and close to 3,000 homes and condominiums, ranging from established single-story product to custom estates behind double guard gates. The whole community sits about ten to fifteen minutes from the Strip, and because it climbs the hillside, a large share of those homes have unobstructed valley and Strip views — which is exactly why exterior appearance is taken so seriously here.
The centerpiece is the golf course most locals still call Rio Secco. The 7,250-yard Rees Jones championship layout opened in 1997 and is home to the Butch Harmon School of Golf; in late 2025 it was rebranded as Serket Golf Club. Homes along the course frontage and on the upper terraces carry the highest expectations in the community for exterior condition, and they are also the ones most exposed to sun and wind.
What makes painting here different from a flatland neighborhood is not the paint. It is elevation, exposure, and paperwork. Hillside homes catch more direct sun on more elevations for more hours of the day, they take more wind-driven grit off the open desert to the south, and they sit inside one of the more structured architectural review environments in Henderson. Getting a repaint right in Seven Hills means solving all three, not just rolling a color you liked.
The approval process in Seven Hills, plainly explained
Every property in Seven Hills belongs to the Seven Hills Master Community Association, which covers roughly 2,973 units and is professionally managed. Above the individual homeowner sits an architectural and landscape committee that reviews exterior modifications — including repaints — against the community's governing documents and its approved color standards.
If you live in one of the guard-gated enclaves, there is usually a second layer. Sub-associations such as Horizons at Seven Hills and Capistrano at Seven Hills maintain their own governing documents, their own dues, and in many cases their own narrower approved palette. That means the scheme a neighbor got approved in a different enclave is not automatically available to you, and a color pulled from a general Henderson palette may not be on your association's list at all.
In practice, an exterior repaint here normally requires a written architectural application submitted and approved before work begins, specifying body, trim, accent, and often garage and entry door colors. Committees meet on a set cadence, so review commonly takes a few weeks. Homeowners who skip the step are the ones who end up with a violation notice, a compliance hearing, fines, or a demand to repaint the entire exterior at their own cost — an expensive way to save a week.
We handle all of it. Before we talk colors, we confirm which associations actually govern your address, pull the current approved standards rather than an outdated copy, assemble the submittal package, and track it through review. Then we schedule the crew around the approval window instead of gambling against it.
- We confirm both your master and sub-association requirements for your specific address
- We pull the current approved color standards, not a stale list
- We prepare and file the architectural application on your behalf
- We track the review and keep you posted rather than making you chase management
- If the committee requests a revision, we handle the resubmittal at no extra charge
- Approved colors and sheens are written into your quote so there is no ambiguity later
Seven Hills enclaves and neighborhoods we serve
More than 25 neighborhoods sit inside Seven Hills and we work in all of them. If you do not see your enclave here, call and tell us your gate or cross streets — we will confirm which associations govern your address before we quote.
Why hillside exposure is harder on paint than flat ground
A house terraced into the McCullough foothills does not weather like a house on a flat interior lot. Elevation means less shading from surrounding structures and mature trees, so more of your wall area takes direct sun for more of the day. South and west elevations on an upper terrace can run meaningfully hotter than the same elevation four streets downhill, and heat plus ultraviolet is what breaks down a coating's binder, chalks the surface, and pulls the color out of it.
Wind is the second factor. The open desert south and east of the community funnels wind-driven sand and grit against exposed elevations year after year. That abrasion erodes the surface film, opens up hairline checking, and drives dust into any failing caulk joint it can find. On golf-frontage homes you also get irrigation overspray on the course side — mineral-heavy water that leaves deposits and can lift a poorly bonded coating.
Our answer is not one product everywhere. We spec by elevation. Sun-punished south and west walls get the higher-grade, UV-stable 100% acrylic; sheltered elevations can run a standard-grade product without shortening the life of the job. Where stucco has opened up from thermal movement, we use a high-build or elastomeric system that bridges hairline cracking rather than sitting on top of it waiting to telegraph through. That is the difference between a repaint that holds its color for a decade and one you are looking at again in year four.
Custom and estate homes need more than a two-color spray job
A meaningful share of Seven Hills homes are custom or semi-custom, and they are built with detail that a production repaint crew simply is not set up for. Multi-color schemes with four or five distinct colors. Heavy stucco banding, corbels, and pop-outs that all need to be cut cleanly. Stone and cultured-stone veneer that has to be masked properly, not overspray-dusted and wiped. Wrought iron railings, gates, and window grilles that need degreasing, rust treatment, and a direct-to-metal primer before topcoat. Deep-recessed entries and heavy wood or iron front doors that deserve a hand-finished result.
Two-story and split-level hillside elevations add access complexity on top of that — staging on a slope, working over pools, decks and hardscape, and protecting mature landscaping that in some of these yards is worth more than the paint job. We plan and price that access before we start, so it never becomes a change order halfway through.
What we protect on every estate job
- Stone and veneer masked, not wiped after the fact
- Pools, spas, water features and decking fully covered daily
- Mature landscaping tarped and lifted clear of the work area
- Windows, lighting, address stone and hardware masked individually
- Site swept and secured every evening — not just on the final day

What actually drives the price of a Seven Hills repaint
We give fixed written quotes instead of published prices, because two homes on the same street here can differ by many thousands of dollars in genuine scope. These are the variables that move the number:
| Factor | Why it changes the price |
|---|---|
| Square footage & stories | Wall area drives material and labor. Two-story and split-level homes add staging and lift time on every elevation. |
| Hillside access | Slope, retaining walls, pools and tight side yards all add setup time and sometimes specialized staging. |
| Stucco condition | The biggest single swing. Thermal cracking, texture matching and delamination removal can add substantial prep hours. |
| Number of colors | Custom homes often run four or five colors across body, banding, trim, fascia, garage and entry doors — each adds cut-in and masking. |
| Iron & metal work | Railings, gates and window grilles need degreasing, rust treatment and direct-to-metal priming before topcoat. |
| Stone & veneer masking | Extensive stone frontage takes real masking time to protect properly. |
| Product grade by elevation | UV-stable and elastomeric systems cost more per gallon but are the correct call on sun-punished hillside walls. |
| Gate & enclave access | Guard-gated and double-gated enclaves require vendor registration and sometimes restricted work windows. |
Every quote is free, fixed, in writing, and carries no obligation. If a competing bid comes in lower, bring us their scope — we will tell you honestly what is missing from it, or tell you it is a fair price.
