Summerlin is a 22,500-acre master-planned community in northwest Las Vegas, made up of dozens of individual villages — each with its own homeowners association and architectural standards. That's why a painter who "does Las Vegas" isn't the same as one who knows Summerlin. We've worked in the guard-gated custom homes of The Ridges and Red Rock Country Club, the family neighborhoods of The Vistas, The Trails, and The Paseos, and the thousands of homes across Sun City Summerlin.

Summerlin sits higher and far more exposed than most of the valley, pressed up against the Red Rock escarpment with very little mature shade to break the afternoon sun. Summer highs push past 105°F, and UV at that elevation chalks and fades lower-grade coatings fast. South and west elevations always fail first, usually years before the north side shows anything. Almost every home here is stucco under a tile roof, so the work that decides how long a repaint lasts is the prep: wash off the chalk, cut and seal the hairline cracks, spot-prime the bare stucco, then lay down a desert-grade coating built to hold its color. That is why we can stand behind every exterior with a 5-year written warranty.
