Painting The Lakes — a lakefront community with its own rulebook

The Lakes is a two-square-mile master-planned community on the west side of the Las Vegas Valley, bounded by Sahara Avenue on the north, Desert Inn Road on the south, Durango Drive on the east and Fort Apache Road on the west. Officially it is the West Sahara Community Association; everyone who lives here just calls it The Lakes. It was developed in the early-to-mid 1980s and largely finished out by the mid-1990s, which means most of the housing stock is now thirty to forty years into its life — and that age is exactly why exterior painting here is a different job than it is in a newer community like Skye Canyon or Inspirada.

The centerpiece is Lake Sahara, a man-made lake with boat docks and fishing rights for homes that carry lake frontage. Several fingers of water branch off the main body into the interior of the community, so a surprising number of streets back directly onto water. Three parks sit inside the association — North Park at Crystal Water Way and Lake North, South Park at Crystal Water Way and Lake South, and a walking-trail system that threads through the whole community under mature landscaping. That mature landscaping is the second reason painting here is its own animal: forty-year-old trees mean shade, sap, irrigation overspray and organic staining on stucco that newer neighborhoods simply do not have yet.

The community is a genuine mix — custom lakefront homes, tract single-family houses, townhomes, condominiums, apartments and commercial buildings all sit inside the same master association. That mix matters when you go to repaint, because the approval path is not the same for every property type, and the color scheme your neighbor got approved two streets over may not be on your sub-association's list at all.

The two-tier approval problem — and how we handle it

Here is the part that catches most homeowners in The Lakes off guard. There is not one HOA here. There are two layers. Your individual sub-association or phase — Lakes at West Sahara Phase 1, Regency at The Lakes, Laguna Bay and so on — has its own governing documents, its own dues and, critically, its own approved exterior color schemes. Sitting above that is the West Sahara Community Association, the master association every property in The Lakes belongs to. Most residents pay into both, and most exterior modifications have to satisfy both.

What that means in practice is that an exterior repaint in The Lakes usually needs a written architectural application submitted before work starts, showing the exact scheme — body, trim, accent and often garage door and front door — drawn from your association's currently approved list. Review is not instant. Depending on when your committee meets, you can be looking at several weeks between submitting and getting an answer back. Homeowners who skip that step and just start painting are the ones who end up with a violation letter, a compliance hearing, and in the worst cases a demand to repaint the entire house at their own expense.

We take that whole process off your plate. Before we quote colors, we confirm which sub-association your address actually sits in, pull that association's current approved scheme list — not a list from three years ago — and prepare the architectural submittal package for you. Then we schedule production around the review window instead of against it. You are not chasing a management company, filling out forms, or guessing whether the color you liked on a paint chip is going to pass.

  • We identify your specific sub-association and its current approved scheme list
  • We prepare and submit the architectural application on your behalf
  • We schedule the crew around the review window, not before it
  • We document the approved colors and sheens in your written quote
  • If your committee requests a revision, we handle the resubmittal at no charge

Why lakefront and near-lake homes need a different coating spec

If your house backs onto Lake Sahara or one of its inlets, your exterior is doing a harder job than a house four streets inland. Water raises the ambient humidity along the shoreline, and that moisture cycles daily — damp overnight, baked dry by mid-morning. Combine that with reflected UV coming off the water surface and you get a south- and west-facing elevation that fades and chalks noticeably faster than the same paint on the same house facing the street.

Near-lake homes also see more organic growth. Irrigation overspray from mature landscaping, shade from established trees, sprinkler mist and the higher humidity together create the conditions for mildew and algae staining on stucco — particularly on north elevations that never fully dry out. Painting over that without killing it first is the single most common reason a repaint in this neighborhood looks bad again within two years.

So we spec differently here. Lake-adjacent elevations get a mildewcide-containing 100% acrylic elastomeric or high-build acrylic, depending on the substrate condition, and we treat and neutralize organic growth before any primer touches the wall. Sun-punished elevations get the higher-grade UV-stable product even when the shaded sides could get away with less. It costs a little more on the material line and it is the difference between a paint job that holds its color for a decade and one you are looking at again before the warranty is up.

Thirty-year-old stucco needs prep, not just paint

Homes in The Lakes were built between roughly 1983 and 1996. A stucco exterior of that vintage has almost always moved. Hairline cracking around window and door corners, settlement cracking at the foundation line, failed caulk joints, and areas where a previous repaint was rolled over dirt or chalking paint and is now delaminating in sheets — we see all of it in this neighborhood, constantly.

Paint does not fix any of that. Paint applied over it fails faster than the paint underneath it did. A repaint that lasts on a 1980s Lakes home is roughly seventy percent preparation and thirty percent coating:

  • Pressure wash to remove chalk, dust, cobwebs and organic growth — then let it dry fully
  • Treat and neutralize any mildew or algae before priming
  • Route out and patch hairline and structural stucco cracks, texture-matched to the existing finish
  • Cut out failed caulk at windows, doors, trim and penetrations and re-caulk with a paintable elastomeric sealant
  • Scrape and sand any peeling or delaminating areas back to sound substrate
  • Spot-prime bare stucco, patches and any bleeding stains with a masonry-appropriate primer
  • Mask and protect roofing, hardscape, windows, lighting and landscaping

If a bid you are comparing does not itemize those steps, you are not comparing the same job. That is usually where a suspiciously low number comes from.

What actually drives the price of a repaint here

We give fixed written quotes rather than published prices, because two houses on the same street in The Lakes can differ by thousands of dollars in real scope. These are the variables that move the number:

FactorWhy it changes the price
Square footage & storiesWall area drives material and labor. Two-story homes add staging, ladder and lift time on every elevation.
Stucco conditionThe single biggest swing. Extensive crack repair, texture matching and delamination removal can add significant prep hours.
Number of colorsBody, trim, fascia, garage door, front door and shutters each add cut-in and masking time.
Color change vs. refreshGoing dramatically lighter or darker than the existing color can require an additional coat for full hide.
Lake-adjacent exposureMildewcide-containing and higher-grade UV-stable products cost more per gallon but are the right call near the water.
Wood trim & fasciaOlder wood fascia and trim in this vintage often needs sanding, priming, or partial replacement before coating.
Access & gatingGuard-gated villages like Regency require access coordination and sometimes restricted work windows.

Every quote we issue is free, fixed, in writing, and has no obligation attached to it. If a competitor comes in lower, bring us their scope and we will tell you honestly what is missing from it — or tell you it is a fair bid.

FAQ

The Lakes painting FAQs

Do I need HOA approval to repaint my house in The Lakes?
Yes. Exterior repaints in The Lakes normally require a written architectural application approved before work starts. Because the community is structured with individual sub-associations underneath the master West Sahara Community Association, you may need sign-off at both levels. We confirm which associations govern your specific address and handle the submittal for you.
Which colors am I allowed to use?
That depends on your specific sub-association, not on The Lakes as a whole. Each phase and village maintains its own approved exterior scheme list, and those lists get revised over time. We pull the current list for your association rather than working from an outdated copy, so the colors you pick are colors that will actually pass review.
How long does architectural approval take?
It varies by association and by how often the architectural committee meets — commonly a few weeks from submittal to decision. We build that window into the schedule, so your crew date is set around approval rather than gambling on it.
What happens if I paint without getting approval first?
You risk a violation notice, a compliance hearing, fines, and in the worst case being required to repaint the entire exterior to an approved scheme at your own expense. Getting approval first is always cheaper than fixing it afterward, and it costs you nothing extra with us because we handle the paperwork.
How much does it cost to paint a house in The Lakes?
It depends on square footage, number of stories, stucco condition, how many colors you are using, and whether you are changing color dramatically. Rather than quote a range, we come out, inspect the actual condition of your exterior, and give you a fixed written price within 24 hours — free and with no obligation.
Do you paint homes on the lake?
Yes, and we spec them differently. Lake-frontage and near-lake elevations get mildewcide-containing coatings and organic growth treatment before priming, because the higher shoreline humidity and reflected UV are harder on paint than an inland elevation on the same street.
Can you work inside the guard-gated villages?
Yes — Regency at The Lakes, Regatta, South Shore, Beach View Estates, Northshore Estates, Laguna Bay and the rest. We coordinate gate access and vendor registration ahead of time and follow each village's work-hour and parking rules.
How long will the job take?
A typical single-story exterior in The Lakes runs about three to five working days, and a two-story with meaningful stucco repair runs about five to eight. Weather and the extent of prep are the two things that move it. You get a schedule in writing before we start.
What does the 5-year warranty actually cover?
Our written 5-year warranty covers workmanship and coating failure — peeling, blistering and delamination attributable to our application. It is issued in writing at your final walkthrough, not promised verbally.
Are you licensed and insured?
Yes — fully licensed, insured, Google Verified, and family-owned in Las Vegas since 2011. We are happy to provide current license and insurance certificates on request, and many associations require them on file before work begins.
