Painting inside a guard-gated golf community

Rhodes Ranch is a guard-gated master-planned community in southwest Las Vegas, built out by Rhodes Homes starting in the late 1990s and now home to roughly 3,795 single-family houses, with plans to finish near 4,000. It wraps the 162-acre Rhodes Ranch Golf Club — a championship course designed by Ted Robinson — and includes a 35,000-square-foot recreation center, resort-style pools, and the Fun Zone water park.

Two things make repainting here different from a standard Las Vegas tract home. First, the community is gated and patrolled around the clock, so a crew can't simply show up — vendor access has to be arranged with the guard house in advance, and homeowners get stuck rescheduling when a painter doesn't handle that. Second, the Rhodes Ranch Association enforces architectural standards on exterior appearance. Repainting your stucco, trim, or front door in a new color generally requires an architectural application and approval before the first drop of paint goes on.

We take both off your plate. We coordinate gate and vendor access with the association, help you pull the current approved color options and prepare the architectural submittal, then schedule the actual work around the review window. On the wall we use premium, UV-resistant elastomeric and acrylic coatings chosen for the southwest valley's brutal afternoon sun exposure — and we put a written 5-year warranty behind it.

How HOA color approval works here

STEP 01Confirm your optionsWe pull your current approved exterior color scheme options and bring physical drawdown samples to your house — not a phone screen.
STEP 02We prep the submittalColor codes, sheens, elevation notes and the architectural application filled out and ready for you to sign and file.
STEP 03Paint on approvalOnce the ARC signs off, we book gate access, prep, repair and paint — usually 2–4 days on a typical Rhodes Ranch home.

FAQ

Rhodes Ranch painting FAQs

Do I need HOA approval to repaint my Rhodes Ranch exterior?
In almost every case, yes. The Rhodes Ranch Association enforces architectural standards on exterior appearance, so a color change to stucco, trim or the front door normally requires an approved architectural application before work begins. We help you confirm the current approved options and prepare the submittal.
What happens if I paint without approval?
You can receive a violation notice and be required to repaint to an approved color at your own expense. Getting approval first is always cheaper — and we handle the paperwork.
How do you get your crew through the guard gate?
We arrange vendor access with the guard house ahead of the start date and provide crew and vehicle details in advance, so nobody is sitting at the gate on the morning of your job.
How much does painting a Rhodes Ranch home cost?
It depends on square footage, elevation height, prep and finish. You'll get a free, fixed-price written quote — no hourly surprises. See our exterior painting cost guide for typical ranges.
How long does the job take?
Most Rhodes Ranch homes are 2–4 days for a full exterior, depending on stucco repair and the number of stories. Interiors run 1–4 days.
Are you licensed and insured?
Yes — fully licensed, insured, and Google Verified, family-owned in Las Vegas since 2011.
