Painting Spring Valley — 220,000 people and almost every kind of house in the valley

Spring Valley is an unincorporated town and census-designated place in Clark County, sitting about two miles west of the Las Vegas Strip. With roughly 215,000 to 220,000 residents it is one of the largest communities in Nevada — bigger than Reno — and it covers a huge footprint across the 89117, 89146, 89147 and neighbouring ZIP codes, running roughly from Sahara down toward Blue Diamond and west toward the 215 Beltway.

Its history explains its character. Pardee Homes bought land here and began building a planned community called Spring Valley back in 1970, and the town was formally established in May 1981. The real explosion came in the 1990s, when the population went from 51,726 in 1990 to 117,390 in 2000 and kept climbing. That timeline is why most Spring Valley housing was built between roughly 1970 and 1999, with the bulk of it going up in the 1980s and 1990s.

For painting, that means one thing above all: this is a repaint market, not a new-build market. Most homes here are somewhere between their second and fourth exterior repaint. The condition of the substrate, and the quality of whatever was done last time, matter far more than the color you pick.

Spring Valley is not one place, and the HOA answer proves it

People say "Spring Valley" as if it were a neighborhood. It is closer to a small city, and the rules change completely depending on where in it you live.

At one end you have guard-gated Spanish Trail, with strict architectural standards and a formal approval process. Nearby sits The Lakes, governed by the West Sahara Community Association with its own two-tier sub-association structure. Scattered across the rest of the township are dozens of individual tract associations of varying strictness — and a very large amount of housing with no association at all, where the choice is entirely yours.

So the honest answer to "what colors can I use in Spring Valley" is that nobody can tell you without checking your address. We do that check before we quote colors, every time. If you are governed by an association, we pull its current approved standards and prepare the submittal. If you are not, we say so and skip the paperwork rather than inventing a step.

  • We confirm whether an association governs your specific address
  • Where it does, we pull the current approved standards and file the submittal
  • Where it does not, we get straight to color with no delay
  • We schedule crews around any review window rather than against it
  • Approved colors and sheens are written into your quote

Thirty-year-old stucco is the real job here

A Spring Valley exterior built in 1988 has now taken close to forty years of direct desert sun, and it has moved. The failure patterns are consistent enough that we can almost predict them from the build year.

Hairline thermal cracking radiating from window and door corners. Settlement cracking near the foundation line. Caulk that has hardened, split and pulled away from window frames and penetrations. Chalking on south and west elevations where the binder has broken down and the pigment sits loose on the surface. And on a meaningful number of houses, a previous repaint that was rolled straight over that chalk without washing or priming, which is now delaminating in sheets.

Paint does not fix any of it. Paint applied over it fails faster than the coat underneath did, because now you have added weight to a film that was already losing its grip. A repaint that actually lasts on a Spring Valley home is roughly seventy percent preparation and thirty percent coating:

  • Pressure wash to strip chalk, dust and organic growth, then allow to dry fully
  • Rout out and patch thermal and settlement cracks, texture-matched to the existing finish
  • Cut out hardened caulk at windows, doors, trim and penetrations and re-seal with paintable elastomeric
  • Scrape and sand any delaminating areas back to sound substrate
  • Spot-prime bare stucco, patches and bleeding stains with a masonry-appropriate primer
  • Treat wood fascia and trim on the older 1970s and early 1980s stock
  • Mask and protect roofing, hardscape, windows, lighting and landscaping

When a Spring Valley bid comes in dramatically cheaper than the others, this list is where the difference is. It is almost never the paint.

West-facing walls and the Red Rock sun

Spring Valley runs westward toward the Spring Mountains, and a large share of homes here take unobstructed afternoon and evening sun on their west elevations with nothing to block it. That is the hardest exposure in the valley. West walls routinely fade a full shade lighter than the north side of the same house, and they chalk years earlier.

The practical response is to stop treating a house as one uniform surface. We spec the higher-grade, UV-stable product on south and west elevations where it earns its cost, and we can run a standard-grade product on sheltered north and east walls without shortening the life of the job. We also steer clear of deep saturated colors on unshaded west elevations unless you have accepted that they will shift faster — pigment load is exactly what the sun attacks first.

What drives the price in Spring Valley

FactorWhy it changes the price
Stucco conditionThe biggest single swing. Crack repair, texture matching and removing failed previous coatings add real prep hours.
Previous repaint qualityIf the last coat is delaminating it has to come off before anything new goes on.
Square footage & storiesWall area drives material and labor; two-story homes add staging on every elevation.
West-facing exposureUnshaded west walls justify the higher-grade UV-stable product, which costs more per gallon.
Wood fascia & trim1970s and early 1980s homes carry more exterior wood needing sanding, priming or replacement.
Number of colorsBody, trim, fascia, garage and entry doors each add cut-in and masking time.
Color change vs. refreshLarge shifts in depth can require an additional coat for full hide.
Gated community accessGuard-gated communities need vendor registration and sometimes restricted work windows.

Every quote is free, fixed, in writing and carries no obligation. Bring us a cheaper competing bid and we will walk you through line by line what it leaves out — or tell you straight that it is a fair price.

FAQ

Spring Valley painting FAQs

Do I need HOA approval to paint my house in Spring Valley?
It depends on your exact address. Spring Valley contains guard-gated communities like Spanish Trail with formal architectural review, master associations such as the West Sahara Community Association covering The Lakes, dozens of individual tract associations, and a very large amount of housing with no association at all. We confirm which applies before quoting colors.
Which colors am I allowed to use?
If no association governs your address, any color you like. If one does, you choose from its current approved standards, and those get revised over time. We pull the current list for your specific community rather than working from an outdated copy.
How long does approval take if I do need it?
It depends on how often your committee meets, but a few weeks from submittal to decision is common. We build that window into the schedule so your crew date is set around approval rather than gambling on it.
Why is my west-facing wall so much more faded than the rest?
Because it takes unobstructed afternoon and evening sun with nothing to block it, which is the hardest exposure in the valley. West walls routinely fade a shade lighter than the north side of the same house and chalk years earlier. We spec the higher-grade UV-stable product on those elevations specifically.
What is the chalky powder coming off my stucco?
That is the binder in the old coating breaking down under ultraviolet light, leaving loose pigment on the surface. It must be washed off completely before repainting. Rolling new paint straight over chalk is the single most common reason a repaint delaminates within a couple of years.
How much does it cost to paint a house in Spring Valley?
It depends far more on condition than size, particularly how much crack repair and failed-coating removal is needed. We inspect your actual exterior and give you a fixed written price within 24 hours, free and with no obligation.
Do you work in Spanish Trail and the gated communities?
Yes. We handle vendor registration and gate access ahead of time and follow each community's work-hour, parking and noise rules.
How long will the job take?
A single-story exterior in Spring Valley typically runs three to five working days, and a two-story with meaningful stucco repair about five to eight. Weather and the extent of prep are what move it, and you get a written schedule before we start.
What does the 5-year warranty cover?
Our written 5-year warranty covers workmanship and coating failure such as peeling, blistering and delamination attributable to our application. It is issued in writing at your final walkthrough, not promised verbally.
Are you licensed and insured?
Yes, fully licensed, insured, Google Verified and family-owned in Las Vegas since 2011. Current license and insurance certificates are available on request, which many associations require on file before work begins.
