Painting Paradise — the township that holds the Strip, the airport and UNLV
Paradise is an unincorporated town and census-designated place in Clark County, formed on December 8, 1950, and it is genuinely unusual. It contains most of the Las Vegas Strip, Harry Reid International Airport and the University of Nevada, Las Vegas. At the 2020 census it held 191,238 residents, which made it the fifth-most-populous census-designated place in the entire United States. Most of what visitors think of as "Las Vegas" is technically Paradise.
For a painting contractor that produces a service area unlike any other in the valley. Within a few miles you have mid-century modern homes from the 1960s, dense apartment and condominium stock, high-rise towers, student rentals around UNLV, short-term rental investment property near the resort corridor, and ordinary suburban tract houses in the 89119, 89120, 89121 and 89123 neighborhoods further south. No single approach covers all of that.
The other thing that defines exteriors here is the environment. Paradise sits in the densest, hardest-working part of the valley. Traffic film, construction dust, jet and vehicle exhaust, and constant reflected heat off asphalt and glass all settle on exterior walls in a way they simply do not in an outlying master plan. Surfaces here get dirtier faster, and that grime traps moisture and accelerates coating breakdown if it is not washed off properly before repainting.
HOA or no HOA? In Paradise it genuinely depends on the block
There is no single answer here, and anyone who gives you one has not looked. Much of the older detached single-family stock in Paradise sits outside any association, which means your color choice is entirely your own with no submittal and no waiting. But condominium and townhome developments almost always have an association with binding exterior standards, and newer subdivisions in the southern part of the township frequently do as well.
That distinction matters enormously for a condo or townhome owner, because in most of those developments the exterior envelope is association-maintained common property. You may not be permitted to repaint your own exterior at all — and if the building needs work, that is an association project, not an individual one. We do a lot of that work directly for boards and management companies.

Mid-century homes deserve better than a generic spray job
Paradise holds some of the best-preserved mid-century modern housing in the Las Vegas valley, most famously around the Paradise Palms neighborhood. These homes have low-pitched rooflines, wide overhanging eaves, exposed post-and-beam detail, clerestory windows, decorative block screens and generous expanses of original wood — and they are frequently ruined by painters who treat them like any other tract house.
The mistakes are consistent. Spraying over decorative block screens until the relief detail disappears. Painting exposed beams and rafter tails the same color as the body so the architecture flattens out. Caulking gaps that were designed to be shadow lines. Using a high-sheen product that makes a matte-designed elevation look plastic.
We approach these houses as restoration rather than refresh. Original wood is scraped, probed for rot at end grain and joints, repaired or replaced in kind, primed and sealed. Block screens are cut in by hand rather than flooded. Architectural elements get their own color and sheen so the lines the architect drew still read from the street. And we will tell you when a period-appropriate palette will do more for the house and its value than whatever is currently trending.
Investors and short-term rental owners
Proximity to the Strip, the airport and UNLV makes Paradise one of the most investor-heavy submarkets in the valley, and rental property has different priorities from an owner-occupied home. What matters is a firm completion date you can book around, a durable scrubbable finish that survives guests and tenants, and a repaint cycle that does not come around every eighteen months.

Interior work in Paradise condos and high-rise units
A large share of the housing in Paradise is attached, and painting inside a condominium or a tower unit carries constraints a detached house never does. Buildings restrict working hours. Freight elevators have to be reserved and padded. Corridors and lobbies need protection because they are shared property, and any damage to them becomes an association issue rather than a private one. Parking and material delivery usually have to be arranged with building management days in advance rather than on the morning of the job.
Ventilation is the other practical constraint. Many high-rise units have sealed windows and shared HVAC, so we specify low-odour, low-VOC products as a matter of course rather than as an upgrade. That keeps the unit habitable during the work and avoids complaints from neighbours sharing the air handling.
Condition inside these units is also different from a detached home. Settlement cracking at drywall seams is common in mid- and high-rise construction, and it needs to be cut, taped and re-textured rather than filled and painted, or it reopens along the same line within a year. Bathrooms and kitchens in older units frequently show moisture staining that requires a stain-blocking primer before any colour goes on, otherwise the discolouration bleeds straight back through.
When to repaint, and when to leave it alone
We would rather tell you to wait than sell you a job you do not need. On a detached Paradise home, a properly prepped exterior in this climate should give you somewhere in the region of eight to twelve years before it genuinely needs redoing, with south and west elevations reaching that point first. If your paint is merely dirty rather than failing, a proper wash can buy you a couple of seasons for a fraction of the cost of a repaint.
The signals that it is actually time are specific. Chalking that comes off on your hand. Cracking or checking in the coating itself rather than just in the stucco underneath. Any peeling, blistering or delamination. Colour that has shifted noticeably between shaded and exposed elevations. Bare substrate showing at high points, corners and window sills. Exposed or greying wood at fascia and trim.
Interiors are a different calculation entirely, because they are driven by wear and by what you want to live with rather than by weather. Rentals typically need attention at each turn. Owner-occupied homes usually go five to seven years in living areas, less in kitchens, bathrooms and hallways where hands and traffic do the damage.
